Thanks for the info, John. It sounds like your tenant was willing to open the books and show you the financials. I am willing to work with them if the location is really under-performing. One of my (national) dollar store tenants approached me over a year in advance via a 3rd party consulting company. When I asked for the store sales numbers, they stated that they never share that information. I thanked them and declined for now and invited them to inquire again a little closer to the lease anniversary date.
