Greg,

There is no way I can tell you where you should start. I know nothing of your background, resources or goals.

It is entirely possible to start out investing commercial real estate, assuming you learn and apply the basic principles of sound investment analysis. However I will warn you that no type of investment or property type is without effort.

The best advice I can give you is to spend a few days (and nights) reading the hundreds of free articles, money-making ideas and success stories here on CRE Online. See the menu at the top of the page for links. (note: a shortcut to a list of commercial real estate articles is at http://www.creonline.com/commercial-real-estate/article-menu.html)

When you read something that makes you think "I could do that", then read more on that particular subject or technique. Ask questions on the newsgroups. The right path will appear. But then you must take action. Don't worry about making mistakes, because we all do. The value in the free resources here on CRE Online is that by heeding what others have written the mistakes you make won't be fatal.

A favorite quote, from an unknown source;

"Are you smart or are you wise? A smart man makes a mistake, learns from it and never makes the same mistake again. A wise man finds a smart man and learns from him how to avoid the mistake altogether."

To your being wise,

ray
