Ben,

Thanks for the kind words, and the fact you're be willing to get on a plane to hear me speak. These days I consider that as a supreme compliment because no one hates flying anymore worse than I do. I'm driving to Cincinnati, what's that tell you? (smile)

Also, I have to say that I've been so sporadic over the past year or so in posting (and off the speaker circuit) it's nice to know you guys still remember me!

The the most accurate way I know to describe the workshop is that I will use the principles and framework of the DealMaker's Guide course, and apply them to the reality of current market conditions to help investors identify and capture opportunities in their own markets. I'll definitely use the book as a framework, because those 532 pages have just about all I know, so it's all I can teach!

As you know (and I hope agree), I based the premise of the course on what I consider to be the timeless principles of commercial real estate investment that don't change, regardless of economic conditions. In a nutshell, it begins with the investor determining their individual investment criteria. Once that's in place, it moves to the fundamentals of market analysis, understanding property types and their respective fundamentals, due diligence and valuation, and the use of appropriate finance/capital structures for each deal.

The specific deal strategies and structures discussed in the course (two dozen or so) run the gamut of market conditions, from boom to bust, and of necessity in a reference text, leave it to the reader to determine current conditions and select the appropriate strategy(s) to employ at any given time.

The goal of this workshop is to bridge the gap between reference text and action plan. I plan to give an overview of those same principles, and then use case studies to demonstrate the specific strategies that I think will be appropriate to employ over the next 12-18 months. Most of what I am going to share comes from my own deal files over the last two years.

The workshop will be recorded and I will own the reproduction rights. However I can't say if I will reproduce it on CD until I have the recording and judge the quality, need for edits, etc. If so, stay tuned, you'll hear it here first.

Disclaimer: None of the above should be considered an enticement to actually get you on a commercial flight. If you decide to do so, be aware that past performance of airlines is no guarantee of future results. It will likely be worse. The author recommends you seek competent professional guidance in anger management, and takes no responsibility for delays, lost luggage or winding up in a location you didn't buy a ticket for. ;-)

Best of dealmaking,

ray
