Wow, Great advice here Ray, i know many retail tenants are dealing with challenging times and as a landlord you are in the same boat and have to know how to deal with these issues. I just had a Quznos freenchisee needing an adjustment and I did for the next 6 months and will ge a Promissary Note signed for the amount we are forgiving up front and it will become a note against them jointly and severally with interest. I do not mind helping if I can help keep them in the space but I do not wnat iot to be all at my expense, my bank does not like that either.
