Going Green...how to benefit in your comm property

Does anyone have ideas or things you have implemented to reduce your energy costs/go green/take advantage of all the nice incentives out there? I am curious as to how many, say apartment building owners, have used all the tax credits and incentives out there. In my 10 unit building, I cannot justify the cost to switch out of certain utilities, adding solar water heaters, etc. I want to know if anyone else has implemented such green technology or energy efficient stuff.
