Thanks for your questions. I'll do my best to answer without too much bias. ;-)

I wrote the book specifically to the audience of investors who have experience with single family and want to shift into commercial properties. As such it is the most comprehensive of all my works. I assume you've read the Table of Contents and Introduction that are included on the sales page here in the bookstore. The video was shot before the 2008 meltdown. However, it was filmed at a seminar for the same audience as above, those with some experience and the desire to shift away from serial one-off SFR deals. It essentially follows the structure of the book, but condensed into a two-hour presentation. Some of the references to conditions reflected the pricing paradigm of the boom years, but the case studies illustrate the fundamentals of valuation and the disconnect between value and price that was prevalent in the boom. (At the time I was one of the few writers/speakers that publicly expressed skepticism that the ultra-high valuations were sustainable.) My focus has always been on fundamentals, and I was a net seller from 2006-2007 prior to the capital markets implosion. The presentation reflects that opinion, and I'm not surprised to now see valuations returning to historical norms.

The 2010 Forecast is the first time I have released the source research used developing the strategic plan for my own company. It relies heavily on references to certain deal structures, finance techniques and exit strategies that are more fully detailed in the book. Where the book covers a universe of valuation, structure and strategies for good markets and bad, the Forecast targets the specific strategies I see as being the most appropriate plays in current conditions.

All that said, which products or mix of products is most appropriate depends on your preference for learning. Those who prefer visual and audio formats will be best served by the video, along with the Forecast to get an orientation to current conditions.
