Option Contracts Legal?

I want to know if option contracts give the investor the right to list the property with a Realtor. Is this legal in Missouri as well? Are there any moral or ethical issues with this contract allowing the investor to list the property? Is it better to have the homeowner sign with the investor to list the house? Thanks for any help in this matter.
