You have to have the lot rent and payment to you add up to be similar to local rents, or you will not be as likely to get applicants to buy who are currently renting.
Also, if the homes sell for so high of prices, are you looking to sell at a similar high price, and hold the note for 20 or 30 years? you can sell it at a lower price, (10 to 15,000 and make great money, I just would not want you automatically thinking you will get the $40K price easily....
it will help folks give you feedback if you would give a general idea of the part of the country you live in, and some details on the home... year, # bedrooms, # bathrooms etc.
