I'd skip the broker and just go knock on doors or head down to the escrow and title and ask for a list of the absentee owners. This is a list that I use to target landlords. Maybe call or send a letter telling them you are interested in purchasing a home for you and your family. Don't mention price or terms in this solicitation. Then when your talking with them on the phone ask them questions about what they want out of the deal.
I try to work with agents/brokers when I have no other way around a deal. And they really don't get it. It's amazing to me that some concepts go over their heads. Maybe I should be an agent?Best,
