Where to find private investors

I live in the Washington, DC area, and am looking at a couple of potential rehab deals. Problem is, my credit is shot. Medical bills from a couple years ago really kicked my ass, as did my being laid off for almost a year. I'm in the process of fixing all that, but I need to be able to find the funds to make something happen ASAP. I've looked into a couple of hard money lenders in the area, and they are interested in my (poor) credit, and it turns them off. So, I'm considering trying to find possible investors, who may be able to put up the funding for the purchases and rehab work, while I get the job done. Then afterwards, something like a 50/50 split on the profits.

Anyhow, I was just wondering... where might I find people who may be interested? The people in my circles are all broke. Where would I advertise?? Any ideas?? Thanks
