Why can't you get this done? If you have a buyer on the hook, you should be able to get a loan done between 11/18 and the end of the month. It won't be easy, but it's not impossible. The appraisal can be ordered early. If the buyer's paperwork is in order, loan underwriting can take as little as 2 days. Do you have some title people and loan officers on your team that can get this done for you? Offer them extra money as a "rush fee".
I wouldn't give up that easy.
