Help with Financing

Here is my dilemma, I come across properties that are great buy and hold properties. All the #'s make sense for cash flow.

I make about 35k per yr, have about 1500 per month in revolving debt. My credit is above 700.

I am looking for financing to buy these properties. Short term would be about 15 months until I could refi out.

Does anyone know any solutions? I am in NJ along with the props.
