Theoretically, you're right. You could go to the owner and find out what the situation is with the lease. Many times, an owner in foreclosure doesn't want to speak with anyone. I used to doorknock, but it's gotten a bad name, so I don't do it anymore. Plus, I am following a high volume of foreclosures and really don't have time to do in depth research on each one. I pretty much stick to researching comps and a quick exterior inspection (drive by).
And, yes, buying a pig-in-a-poke is a real possibility. No risk, no reward!!
