For example, if SF, Santa Cruz, Santa Monica, or Berkeley the minor repair issue could cause you problems. But in other areas you will find better justice in dealing with deadbeats. I would suggest following up on your notice to terminate in 7 days or so. If they are not out, you will still need to evict.
