Your post, the comments from the others, is almost part and parcel as to why I got out of the buy/sell end of this business.
My tax lien business is doing quite well. Like you, I live off the income, and it continues to be OK. PLUS, this year I had enough good property mature to me to sell that I will do OK if I can get it sold. I LOVE owner financing! I tote the note and collect the $$$.
I gave up the Golf Club as a result of Katrina. Moved off the 2nd green to a nice home in a much smaller community, only has 4 traffic signals in town, and enjoy it.
HANG in there!. Like they said, "Cheer up things could be worse....I cheered up and sure enough they got worse.
