Here's my script (off the top of my head!):
Me: This is James.
Them: Calling about the 3 bedroom for 650...there's no address.
Me: Do you have a pen?
Them: No....let me get one.
....
...
..
.
Them: Ok, got one.
Me: (thinking they should have already had a pen ready...) My name is James and my number is 2136108. Write that down. If this house isn't the one for you, I have LOTS more.
Them: Oh really!? Then I've called the right person.
Me: Yes you have. I will be upfront to you about everything and I expect the same from you.
Them: I never lie. (yeah right!)
Me: When can you move? (When are you moving? When are you able to move?)
Them: ah....not sure....(I want to know how soon they are moving...that's all. If it's 3 months down the road, I tell them to call me back in 3 weeks before they are moving and give them NO addresses)From there, I give them the address and have them go by the property(s). I DON'T meet them there...rarely from the first phone call.
I've got better things to do than show property to people who *might* be interested in renting/buying from me.I still get their numbers and put in the date they called and all the information. Out of 10 callers,
1 might be in a position to move.
When I make appointments with people and they don't show up, I log their calls and tell them not to call me again.
Sometimes they have a good excuse. Normally they never call again. I cross reference their names and numbers against my master list of renters database and if they ever look for a place, I know who they are at all times.
I also block their number in my cell phone. I don't rent to bald-faced liars...only white liars. :DI'm never 'in charge' of the call....I just make sure it follows my 'script'. Name, number, when they are moving, all the money needed?, how many houses have they looked at <---great question right thar, etc.
Am I good at it. Yes. I can get better though. Sometimes I am really, really, really rude with people
when they don't answer my questions. The last thing I give them is a property address. No sense in wasting my time unless they can prove to me they're qualified.I also discriminate against anyone who I get a bad 'vibe' about over the phone. "I'm sorry, that house is no longer available!'
A possible tenant called up and said it was for her, and her three kids. When I asked if her boyfriend would be joining her, she said yes.
I told her to call back next week and I might be able to help her find something then. (I actually said, Since I asked you how many adults and kids would be moving in and you said just you and yourself but now a BF will be staying too, let's just stop our conversation here. I'd be your LL and I want the truth all the time. I can only help those who give me the truth, not stories. Since you can't give me the truth, call me next week and I might be able to help you.)Tis the name of the game.
