As far as collecting rents are concerned, with short term vacation rentals, you sign the contract and collect the 1 or 2 weeks rent BEFORE the vacationers get there + you collect a security deposit along with the 1 or 2 weeks rent + you collect the $75 cleaning lady fee. Ideally, the cleaning lady will live close to the unit. This unit is only 2 yrs. old so not much inside maintenance needed. The association fee covers the outside. I don't know where you get a 25-30% manangment fee? Yes, I will use it myself a few times a year.
