So far, I have not had any tenants that get through my "screening" - and turn out to be criminal. I think that sort doesn't like interviews or having tasks put upon them. They hang up before we get that far.
But you bring up a great point about criminal checks. For the welfare of the other neighbors, I certainly owe that. Both legally and morally. It's a great idea. And you wanna talk about a qualifier? - just mentioning that is liable to keep the wrong sort of tenant moving along.
