Carletons Sheet's teachings does work. Carleton's teachings are nothing more then creative financing. It is the same stuff that is being taught by every other "guru" right now. The only difference is that Carleton's main course is an overview of the entire real estate investing process. It lays the foundation in other words. It is a great beginning point, but it should never be thought of as the end all to cure all. Use his course as the starting point, branch off into more specific aspects of investing like short sales, lease option, subject to etc.
